Regardless of the market conditions in your area, there are a few obstacles that might be standing in your way of a successful real estate sale. If you aren’t aware of these items, you could be sabotaging your own efforts by making some common mistakes and in six months’ time, you could be asking yourself, “Why hasn’t my house sold?” If you don’t want to be the culprit for a sluggish performance, you need to think about the following four things:
1. Not Hiring the Right Real Estate Professional
Experience is a must. Nobody would hire a part-time tour guide to scale a treacherous mountain. Nor would you trust the qualifications of a heart surgeon simply because they have a family member who plays piano at your church. For most of us our home is our largest asset and you shouldn’t put the fate of your largest asset into the hands of an unqualified person; you deserve the best. Do your research and find the best match for you. It is important that you trust your real estate agent.
2. Pricing Your Home Incorrectly
It’s time to enter the reality zone and realize that your home is only worth what it’s worth. No matter how much you paid for it a few years ago, or how much you wish it was worth now, it is only worth what it’s worth. If you list for an inappropriate asking price you’ll attract the wrong buyers. And when you get the wrong buyers in the front door, you’re going to get unsatisfactory offers. And it’s important to note that appraisers are no longer over-appraising; they will only appraise a house for what the comparables say the home is worth.
3. Poor Listing Photos
We live in a visually driven society which makes your online listing photos critical in today’s real estate market. The vast majority of buyers are beginning their home search online and they are looking at pictures to determine if the house is worth touring. The quickest way a buyer eliminates a house from their list is by visual cues; if they don’t like what they see online, you’ll never get them through your front door. If your budget allows, have professional photographs taken. If not, aim for something very close to professional. Do not allow your agent to take listing pictures with his/her mobile phone.
4. Poor Staging
A first impression is a lasting impression and you only get one chance to make a great first impression. From the moment buyers pull up to your home the curb appeal has to be outstanding. Potential buyers are already drawing conclusions about the inside of your home based on what they see on the outside when they arrive. When they walk through the front door all the lights should be on so the house is light and bright. Engaging a buyer’s senses by having your house smell good and sound good (e.g., soft background music) will increase your chances of making a lasting first impression. Never assume that a buyer will understand (or care) that you were too busy to prepare for a showing; make all the beds, put the dishes away, empty the trash, clean up, and make sure that everything is flawless! Strive to get your home to show just like a model house.
