New Year’s Resolutions for Home Sellers in 2013

It’s January again, which means people will be announcing all sorts of resolutions for the upcoming year. Although the most typical resolutions relate to self-improvement goals, they don’t need to end there.

If your goal is to sell your home this year, there are resolutions you can make based on the experiences of past home sellers. With that in mind, here are three real estate resolutions to which sellers should commit in 2013.

1. The Early Bird Gets the Worm

One of the best things you can do when preparing to sell your home, is hire a real estate professional before spring. Most people typically wait for the spring season to arrive before putting their home on the market. The reasons for doing so are varied, but what’s important is that you take action before your competition. The market sees a flood of eager sellers every spring and by starting now, you give yourself time to recruit a strong ally in your corner. Not only will a qualified agent help you sell your home, but they can be relied upon to give strategic advice well before the final transaction ever occurs. There is one more advantage to hiring early particularly if you plan on buying another home – you will allow your agent the time to help you plan the most efficient and effective exit strategy. Coordinating the timing of selling one home while buying and moving into another can be quite stressful.

2. Step into the Reality Zone

With the turbulence that has been felt across the real estate market over the last several years, this remains a difficult task for most home sellers. Ask yourself if you really, and I mean really, want to sell your home. Remember that having your home on the market will never be easy or convenient. If you are ready to make that commitment then you should begin by doing some valuable market research. Doing some preliminary research will help you to price your home at a realistic number so you can remain competitive in the market. The harsh reality is that the market does not care about your personal financial needs. It makes no difference if you’re trying to downsize, or if you’re going through a personal hardship, the market simply does not care about your needs. The cold, hard truth for many homeowners is that their home isn’t worth as much as it once was – especially if they only bought it a few years ago. It is time to accept that reality if you plan to sell your house.

3. Be a Strong Competitor When Marketing Your Product

Think of your home as a product that needs to be masterfully marketed. Eliminate any obvious objections that a buyer might have; aim to surpass buyers’ expectations. Cleaning and de-cluttering your home is an absolute must; start throwing out and/or storing all your old stuff now. De-personalize your space so potential buyers can envision their own family living inside your home. Take a look around and decide if anything else needs to be done to make your place look and feel like a model home. Fix anything that doesn’t work properly, add a coat of fresh paint, and clean or replace carpeting. Evaluate and spruce up your home’s exterior including the landscaping. With the help of your real estate agent, prioritize your “to do” list to make sure you get the biggest bang for your buck while staying within your budget.
